We purchased the Enterprise Mirroring & Replication Edition at the beginning of this year, currently running version 5.2 with around 26TB of storage.

We have two locations 1/4 mile apart, network connectivity between both is gigabit wireless.

Our end result is to have:
Deploy a 2 server HA Cluster in our primary location and have a 3rd server Replicating and/or mirroring to our second location?

Before the end result we would like to:
Use our existing version and create a replication/mirror site at the other building.
By doing this, can we then later drop in the HA enterprise unlimited without any major overhaul and at the same time continue replicating/mirroring to the second building?

Right now we are using .img for all target files, which format would I need to use for replication and HA?

Well, currently you can make DR solution using current version of StarWind, but I believe that StarWind v Next will allow to do that.
Also unfortunately currently HA images are not compatible with Mirroring one. But if you are using ESX or Hyper-V currently you can use or Veeam Backup & Replication or DPM 2010. Last option - is to wait for StarWind v Next.
